Versailles, Kentucky – A modern shift is underway in the approach to affordable housing. The Kentucky Manufactured Housing Institute is highlighting the transformation of manufactured homes, emphasizing that “It’s not your grandmother’s mobile home anymore,” according to Executive Director Logan Hanes.

Manufactured homes, often associated with stigma and negative perceptions, are evolving into high-quality residences. Built in factories, they increasingly resemble traditional site-built homes rather than older mobile homes. This pivotal change could potentially aid cities battling affordable housing crises.

Anticipated to arrive in Versailles, a new 1,700 square-foot manufactured home will be showcased to the community for six weeks. This initiative aims to demonstrate the quality and safety of contemporary manufactured homes, which are subject to rigorous inspections and construction standards. New regulations stipulate that each unit is inspected by the state twice, ensuring they meet both federal and state codes.

The push for change extends to municipal leaders who are urged to reconsider their zoning ordinances. Hanes advocates for updated planning regulations to better reflect modern manufactured housing. “The stigma and perception of manufactured housing was an earned one. Today’s industry looks drastically, drastically different,” he remarked.

The average cost of a manufactured home stands at approximately $145,000, presenting a viable solution to the ongoing housing crisis. Mike Hughes, president of the Kentucky League of Cities, stresses the necessity of embracing this innovative housing option. “We can’t site build our way out of this issue,” he asserted. Hughes emphasizes that lending agencies now consider these homes equivalent to traditional site-built options, offering long-term loans under similar lending standards.

Kentucky’s manufactured housing sector is poised for growth as officials, builders, and communities work together to reshape housing policies. The ongoing demonstration in Versailles represents a significant step toward normalizing and integrating modern manufactured homes within the broader housing landscape.
