Lexington Council Committee Reviews Residential and Commercial Zone Text Amendments
In Lexington, city leaders have kicked-off the formal process of updating zoning regulations to cater to specific business types located near residential areas. This move is aligned with modernizing the city’s zoning ordinance dating back to the 1980s, according to Lexington Senior Planner Hal Baillie while addressing Council members.
“Future growth focus”
The residential and commercial zone text amendments were prompted by the General Government Committee Chair Preston Worley. He underlined the critical role of these amendments in addressing housing concerns. “This is a very crucial text amendment that would affect future growth – commercial and primarily residential and neighborhood uses,” Worley stated.
These proposed zoning changes include allowing smaller distillery operations subject to conditions where microbreweries are already permitted. Further, the amendments align with the latest state legislation, which supports sustainable alternatives. One cited example is removing specific language from the ordinance that seemingly prioritizes electric vehicle charging stations over traditional gas stations.
Residential and Commercial Harmony
Concurrently, a new zone targeting residential areas is recommended, which might attract transit to fresh zones. Highlighting the motivation behind creating a robust, walkable community, Baillie added, “The idea here is to achieve the necessary housing density to build out a robust transportation system.”
Another change being pondered deals with drive-up and drive-through services at commercial establishments within residential proximities. Herein, Council Member Hannah LeGris expressed her concerns about potential conflicts between pedestrians, cyclists, and drive-throughs. LeGris emphasized the need to create safe pathways that encourage multi-modal transportation without creating conflicts especially among residents patronizing neighborhood businesses.
Anticipated Approval
The Lexington Council is expected to finalize decisions regarding these changes to the zone ordinance by June. Thus, Lexington city leaders strive to keep their zoning laws up-to-date and in sync with technological progress, housing needs, and modern lifestyles.
