Sponsor Our ArticlesDowntown Lexington is set to undergo a major transformation with the redevelopment of a former office building into upscale condominiums and a restaurant named The Vine. Developer Jeremy Delk envisions a vibrant destination reminiscent of New York City, complete with luxury amenities, an exclusive rooftop club, and a fine dining experience. The development will feature 21 condominiums, including a lavish penthouse, with several units already sold, and is expected to open in spring 2024, attracting both residents and visitors alike.
Downtown Lexington is buzzing with excitement as plans are underway for a remarkable transformation of a former office building at 106 W. Vine St. This property, which once housed the law offices of Landrum & Shouse, has been purchased for a cool $5.1 million and is set to become a chic destination featuring upscale condominiums and a brand-new restaurant and private dining club named The Vine.
Developer Jeremy Delk is on a mission to make this project a trophy for Lexington, promising to craft a vibrant atmosphere reminiscent of the bustling streets of New York City. Right in the heart of downtown, the site is strategically located directly across from the well-known Jeff Ruby’s Steakhouse and just a hop, skip, and jump away from Ethereal Brewing. The anticipation is building as the opening for The Vine is slated for spring 2024!
Once completed, this development will boast a total of 21 condominiums, including a stunning penthouse. Excitingly, most of these units have already found their new owners! However, five two-bedroom, two-bath condos and a lavish three-bedroom, 3 ½-bath penthouse (priced at an impressive $2.95 million) are still up for grabs.
This ambitious project is particularly noteworthy as it marks the first commercial-to-residential conversion in downtown Lexington! Future condo owners will have the option to list their units as short-term rentals, managed beautifully by The Vine, giving them the flexibility of luxury living while providing a return on their investment.
The amenities are nothing short of spectacular. Residents and members of The Vine Club will enjoy exclusive access to an 8th-floor spa, complete with a luxurious rooftop area featuring a lavish 14-by-42-foot pool. Imagine sipping drinks by the pool while soaking in breathtaking views of downtown Lexington!
Additionally, the rooftop vine club will host a sports bar offering an upscale, casual menu, along with event space for either 100 seated or 200 standing guests. Perfect for hosting celebrations or mingling with friends!
The 9th floor will be home to the exquisite restaurant called The V. Built over an impressive 6,000 square feet, it will accommodate around 160 indoor seats and a cozy outdoor dining area with over 40 seats on an 8-foot balcony. Foodies can look forward to an exciting seafood-forward menu featuring high-end steaks, with an anticipated opening in June 2024.
Maggie Delk, the developer’s wife, together with her business partner Jacqueline Merriweather, will operate both the restaurant and the spa, ensuring that both establishments provide a truly remarkable experience. The restaurant will focus on experiential dining, offering unique table-side features that will thrill guests and cater to those looking for something extraordinary.
The Vine Club aims to create an exclusive atmosphere that echoes the vibe of New York’s famed Soho House. As word spreads, a membership waitlist is already forming, highlighting just how sought-after this opportunity is becoming!
To top it all off, the spa will not be your typical relaxation spot; it will feature a champagne bar and a hot tub with balcony access, making it the perfect sanctuary for unwinding after a long day.
The inspiration behind this stellar project stems from the developer’s love for international travel, aiming to evoke the luxurious feelings of vacation hotspots like the South of France or St. Barts. The pandemic has clearly shaped the approach to defining spaces, giving rise to this exciting transformation of under-performing commercial properties in our city.
All in all, Downtown Lexington is poised for an invigorating facelift that will surely attract residents and visitors alike. Exciting times are ahead!
